The way we operate is, we would come to the property to see the condition it’s in, the good, the bad and everything in between. We would get an understanding of what we would have to repair (if needed). Then we would pull comparable sales that have happened in the neighbourhood, then we would make you an offer based on those numbers, simple and easy!


We don’t base our offers on one property, that’s too little data to make an offer on. Chances are your neighbour’s property isn’t comparable to yours. Even if it is, we like to see at least 5 properties that are comparable to yours that have sold in your area in the last 6 months to be confident that’s what it’s worth, so don’t worry if your neighbour sold for too little.


We have no problem if selling with a realtor is something you’d rather do. But before you do so there are a few things we want to caution you on. Selling with a realtor you’re going to be paying 4-5% commission on the sale. Example: $500,000 property at 5% is $25,000. Think of what you could do with an extra $25,000. Also if you need to sell quickly for whatever reason there’s no guarantee of that happening, your property can sit on the market for months which ultimately costs you thousands in holding costs. With a realtor you’re constantly having to clean up your house and have showings every few days, random people walking in and out.
